Current Responsibilities
Ms. van der Heyden has a uniquely diverse range of real estate experience. Her work in JLL’s Strategic Occupancy Services practice primarily deals with office space projects, with completed projects throughout the major and secondary U.S. markets, as well as in Canada and some European cities.
She also works with companies targeting significant growth and flexibility, including many tech/new media companies, as well as clients with unique needs for the physical space or special challenges impacting zoning, use or building systems.
She has also negotiated retail leases in New York City and acted as a bankruptcy advisor.
Experience
- Special Use Facilities: Agent for the sale and lease of special-use facilities, including pharmaceutical labs, data centers, warehouse/distribution buildings and land sites. Tenant representative for food preparation spaces, offices with hospitality areas, medical spaces, R&D labs and schools.
- Coty – Integration of Coty and acquired companies, including businesses acquired from Proctor & Gamble
- NORAC – Structured a build to suit lease for this French baker’s first US manufacturing facility, including the negotiation of economic incentives from the State of Pennsylvania
- Hermes – Supply chain study and lease negotiation for a New Jersey warehouse
- Credit Agricole – Support real estate needs in North America, including cost-savings initiatives in the US headquarters in New York City
- Caudalie – Site selection and negotiation for the purchase of a dedicated warehouse
- Ipsos – Management of North American portfolio, establishment of real estate processes and information management database
- The United Nations New York City Capital Master Plan Strategy resulting in three leases totaling more than 750,000 sf, planning for the renovation of the Secretariat building and the expansion of large meeting areas on the United Nations site
- Comcast – Portfolio optimization and opportunities study in connection with the acquisition of NBC/Universal; negotiation of 224,000 square foot expansion space lease in New York City; broadcasting facility in Houston, TX for Sportsnet division)
- Portfolio Restructuring and Bulk Dispositions:
- Bankruptcy advisory, including the disposition and lease termination of 80 big box stores, 2 distribution centers and an owned office building, land sales; data center sales and acquisitions; call center and back office location strategies.
Education and Affiliations
Ms. van der Heyden is a graduate of the College of Communication at Boston School and the Master’s degree program at New York University’s Real Estate Institute. She is a member of the Women’s Leadership Council of Lincoln Center for the Performing Arts and St. Francis Pantries and Shelters.
